The cost of a home inspection can vary quite a bit in Illinois, based on your location. A home inspection in Chicago will usually cost on average $300-$500. However, at Bee Sure Home Inspection Services, we base the cost primarily on the age and square footage of the home. 

Typically in a metropolitan area, the homes are different and because of that the same inspection in Chicago and surrounding areas may be higher, but this is dependant on each individual home.

What a Home Inspection Includes

Your home inspection includes an examination of all of the major components of your house. Among other things, this includes:  

  • Major appliances 
  • HVAC system 
  • Fireplaces 
  • Plumbing
  • Electrical systems
  • Roof
  • Foundation 
  • The general interior and exterior of the home

Thermal imaging for moisture detection may be included, or offered for an additional fee.

Some home inspection services, like mold detection, radon testing, termite checks and sewer scopes are offered for an additional fee. Your home inspector may recommend one or more of these if they notice a potential issue.

When selecting a home inspector, you should not let price be your only determining factor. Hiring an experienced inspector ensures that any potential hidden issues with the home will be identified – when buying a home, this can save you thousands of dollars in the long run.
